PHASES TO EXISTING FACILITY UPGRADES
PHASE I THE NEED/AREAS OF UPGRADE
- Through meetings, fact finding, investigation, inspect and questioning generate a report on the areas of the aquatic facilities that require expansion or upgrades.
- If the project requires expansion, follow the same system as listed above under new construction.
- If the project requires renovations or upgrades, based on the information collected above determine the upgrade areas required, along with any other special requirements from the owner and key stakeholders.
- Provide budgetary numbers of the cost of the project based on the upgrades requested. Each upgrade will have a line item in the budget for easy reference.
- Provide a projected schedule to completion for the project.
- Provide projected yearly operational costs of the upgrades.
PHASE II THE DESIGN TEAM
- Prepare project specifications and drawings for the tendering of pre-qualified design teams.
- Design Team could include Project Coordinator, Architect, Structural, Mechanical, Electrical Engineers, Building Science Engineers, Consultants, etc.
- Confirm design and construction schedule for the project
- Assist in the evaluation of the Design Team proposals against the written specs, drawings and feasibility
- study.
- Through Design Team, prepare project specifications and drawings for building permit
- Through Design Team, prepare project specifications and drawings for the work to be completed.
PHASE III OVERSEE POOL/GENERAL CONTRACTOR
- Prepare project specifications and drawings for work tender process
- Evaluation of bids from pre-qualified General Contractors
- Evaluation of the pre-work drawing submittals from successful General Contractor.
- Review and inspection at critical points during the project against the specifications/drawings and generate findings.
- Final evaluations and commissioning of the facility over to the Owner.
- Review of As Constructed Drawings and submittals from the General Contractor.
